Moved by Councillor Campbell and seconded by Councillor Gregory that:
“the application F/TH/11/0994 be approved subject to the following conditions:
(1) The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
GROUND: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
(2) No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to, and approved in writing by, the Local Planning Authority. Development shall be carried out in accordance with the approved details.
GROUND: In the interests of visual amenity in accordance with Policies D1 of the Thanet Local Plan and BE6 of the South East Plan.
(3) Prior to the commencement of the development hereby permitted, joinery details at a scale of 1:5 of the windows and doors shall be submitted to and approved in writing by the Local Planning Authority. Such details as are approved shall be carried out concurrently with the development and fully implemented prior to the first occupation of any part of the permitted development.
GROUND: To secure a satisfactory treatment of the property that safeguards its special character and appearance as part of the Conservation Area, in accordance with Policy BE6 of the South East Plan.

Land on the West Side of Ebbsfleet Lane, Ramsgate Minutes: Change of use of land for use as a solar park including the installation of associated panels (approximately 2.3 metres high), inverter, sub stations and 2 metre high security fencing.
Moved by Councillor Campbell and seconded by Councillor Gregory that:
“the application F/TH/12/0059 be approved subject to the following conditions:
(1) The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
GROUND: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
(2) The proposed development shall be carried out in accordance with the submitted site plan, drawing numbered Q1145_001_01A and design and access statement received by the Local Planning Authority on 24 January 2012, and with the letter outlining construction details received on 8th March 2012.
GROUND: To secure the proper development of the area.
(3) No excavation, mounding or tree planting should be carried out within 3.5 metres of the public water main without consent from Southern Water.
GROUND: To protect the public water supply.
(4) At the time the development is no longer required for the purposes of electricity generation, the solar panels, structures and all other equipment installed at the site shall be removed, and the site shall be returned to its former use.

“the application F/TH/11/1070 be approved subject to the following conditions:
(1) The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
GROUND: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
(2) The proposed development shall be carried out in accordance with the submitted plans entitled ‘Proposed Elevations’, ‘Proposed Floor Plan’, ‘Location Plan’ and ‘Site Plan’ received by the Local Planning Authority on 21 December 2011.
GROUND: To secure the proper development of the area in the interest of highway safety in accordance with Thanet Local Plan Policy TR16.

INFORMATIVE 1
Prior to being discharged into any water course, surface water sewer or soakaway system, all surface water drainage from parking areas and hardstandings shall be passed through an oil interceptor designed and constructed to have a capacity and details compatible with the site being drained. Roof water shall not pass though the interceptor.
